Rules and Policies of the Siskiyou Cottage Apartments

First, we appreciate everyone’s support. To keep a consistent approach to everyone, and to maintain a harmony and order that everyone can live with, we have put these policies in place.

There is absolutely no smoking in the units.  Please smoke in nature, not indoors.

1. 3-day accommodations:

1. The rooms are supplied with towels and new linens. There is a washing machine on the premises.
2. Electricity and TV are supplied. 
3. Check out time is 11:30 am
4. Deposit is $50
5. There is a fee of $5 per pet per day
6. Before and after move-in, an inventory is taken. If any item is missing, we will contact you, and, should the item still be unreturned, an appropriate value will be changed to the credit card

2. Weekly accommodations:

1. New towels and linens are provided, and laundry can be done in the washing facilities on premise.
2. There is a deposit of $200
3. Inventory is taken before and after tenancy

3. From one week to one month accommodations:

1. No cleaning service is provided
2. $200 deposit is required for singles and families.
3. $600 deposit is required- for apartment rented by construction workers, those with pets or skiing-snowboarding groups, at the discretion of owner.
4. You need to either put the power bill in your name, or energy charges will be subtracted from the deposit.

4. Over one month tenancy:

1. A lease is signed, the deposit is one month’s rental. $135 deposit is required by the City of Dunsmuir for sewer and water service.
2. The tenant pays for TV, $30 per month sewer, electricity, and kerosene fuel for the monitor heater.
3. Automatic payment through US Bank is required
4. A Stipulation form is required to be signed
5. All other provisions of “up to one month” apply.

Rules & Policies for Long-Term Tenants

1. Smokers will lose a portion of their deposit for cleaning and/or fumigation.
2. Improvements to premises requested by a new tenant may be installed at discretion of owner, but are to be paid back by the tenant over time.
